Eva Lai

Eva is a property solicitor with 10 years PQE in Real Estate. She is experienced across a broad spectrum of Real Estate practice ranging from acquisition and disposal of commercial properties, property finance transactions, landlord and tenant matters and general property management. Eva has acted for a leading property developer for almost 7 years on plot sales for many mix use developments.

Eva trained at Zhong Lun and qualified as a solicitor in 2014. She spent 3 years at Reed Smith and Katten then moved in house acting for St James Group part of Berkeley Group. Eva joined Banks Kelly as a solicitor in September 2024.

Eva graduated from Queen Mary, University of London with an LLB degree in law and completed her Legal Practice Course in 2011.

Eva is fluent in English and Mandarin.

• Acted for a UK company on acquisition of a property with complex title comprising parcels of registered leasehold, freehold, unregistered land and historic right of ways
• Advised UK developer on legal structure of new developments and set up of legal packs for residential and commercial plot sales across central London
• Advised UK developer on sale of high value affordable housing blocks in Fulham 
• Negotiated and completed on s278 Agreements, wayleaves, deed of easements, utilities agreements on complex mix-use developments
• Acted for corporate investors on their disposal of properties on Allsop auctions
• Acted for high profile corporate clients on their head office leasing
• Acted for overseas investors on the purchase of office building in City of London and managed lettings post completion
• Worked on a share purchase corporate transaction acquiring a commercial property with financing
• Acted for commercial landlords on negotiating agreement for lease, leases, licence to alter, buy back options on commercial lettings
• Advised property management company on general day-to-day management and landlord and tenant matters
• Acted for many Chinese and international clients on the sale and purchase high value residential properties in London
